Looking up HCMC’s highest high-end homes
Housing projects like The River Thu Thiem, Lumière Riverside, Grand Marina Saigon, and The Opera Residence are home to the most expensive penthouses in Ho Chi Minh City.
Penthouses on the top floor of high-end projects belong to the super-rich segment with prices starting from $8,000 per square meter (psm).
A typical penthouse has at least two floors with inside stairs. The outside is usually covered with tempered glass, offering a wide, sweeping view.
In the price range of $8,000 psm are penthouses at: The River Thu Thiem, co-developed by Refico and CII; The Marq by Hongkong Land; and Lumiere Riverside by Masterise Homes.
Even more high-end penthouses that cost $13,000-15,000 psm are at The Opera Residence and The Metropole Thu Thiem, both developed by Son Kim Land.
Meanwhile, penthouse prices from Grand Marina Saigon by Masterise Homes are in the $18,000-25,000 psm range.
The CapitaLand-developed Zenity project on Vo Van Kiet Avenue has four 180 sq.m penthouses, all offering sweepings view of HCMC. They boast Western-European architecture and cost about VND27.5 billion (nearly $1.15 million) each.

The Albany project, jointly developed by Son Kim Land and Hamon Developments in the Thao Dien area, Thu Duc city, has 22 “six-star” penthouses, each priced at about VND50.4 billion ($2.11 million), including 217 sq.m of built up area and 189 sq.m of garden.
Also in Thu Duc city on HCMC’s outskirts, the Vinhomes Grand Park project sells its penthouses for VND16.5-28 billion ($691,000-$1.17 million) each. The houses have areas of 224-370 sq.m.
The largest penthouses are in the Empire City project in Thu Thiem New Urban Area, with floor areas of up to 450 sq.m. Located in different buildings, the prices vary. In March 2021, a penthouse in this project was put on sale for VND161 billion (around $6.74 million).
The Sunwah Pearl project developed by Sunwah Group in Binh Thanh district has four penthouses with prices ranging from VND128-160 million ($5,360-6,700) psm.
