Central Vietnam hub Danang approves land lease for $200 mln AI-ready data center project

The Danang People's Committee has approved a land lease to MCB Decenter Co. Ltd. for the AIDC Decenter data center project, covering 10,000 square meters at the Danang Hi-Tech Park in Lien Chieu ward.

The land lease is structured as a one-off payment for the entire lease term, under a non-auction allocation mechanism for land-use rights. The site is designated for commercial and service use, with a lease term running through August 14, 2075.

First approved by the Danang Hi-Tech Park and Industrial Zones Authority on August 14, 2025, the project is one of the key initiatives in Danang’s high-tech industrial development strategy.

Its total investment is expected to reach around $200 million, with $20 million for the first phase.

The project is one of Vietnam’s first AI-ready data centers, designed to meet Tier 3+/Tier 4 Uptime standards (Tier 4 being the highest certification level under Uptime Institute) and positioned to serve as core infrastructure for high-performance computing (HPC), artificial intelligence, blockchain technology, and cloud computing services.

The facility spans 10,000 square meters across two floors, with capacity for 1,000 racks and a minimum power load of 10 MW. The project is expected to become fully operational in the fourth quarter of 2027.

Vietnam has adopted a “one center, two destinations” model for its International Financial Center (IFC), located in both Ho Chi Minh City and Danang.

The Danang-based IFC component aims to become a modern financial hub closely linked with innovation ecosystems, digital technology, and green finance, while providing a testing ground for digital assets, digital payments, and specialized trading platforms. It officially began operations at the beginning of this year.
