European IP developer CTP plans large industrial-logistics project in northern Vietnam port city
CTP, a Dutch-led industrial park developer headquartered in the Czech Republic, is exploring a large integrated complex combining seaports, an airport, logistics facilities and industrial parks in the northern port city of Hai Phong.
The company expressed interest in partnering with Kinh Bac City Development Holding Corporation (HoSE: KBC), one of Vietnam’s largest industrial park developers, during a meeting with Hai Phong Mayor Le Ngoc Chau on Wednesday.

CTP CEO Remon Vos said the company had surveyed several provinces before selecting Hai Phong, citing its rapid economic expansion, strong transport infrastructure, and recent success hosting major events including ABAC 3 and the 2025 investment promotion conference.
He said CTP aims to serve as a bridge connecting Hai Phong with global corporations in high technology, semiconductors, and logistics.
CTP will begin feasibility studies in the southern economic zone, the free-trade zone, and several key transport projects. In 2026, the developer plans to break ground on a 30-hectare facility in Trang Due 3 Industrial Park, part of the Dinh Vu-Cat Hai Economic Zone, marking its first planned investment under the partnership.
For his part, Mayor Chau welcomed the CTP-Kinh Bac proposal as a “bold and strategic vision” to build an integrated port-airport-industrial hub. The city will set up a dedicated task force to expedite procedures for the investor.
Hai Phong, home to Cat Bi International Airport, has seen strong infrastructure growth in recent years, supported by a skilled labor pool from local universities and vocational institutes.
The Dinh Vu-Cat Hai Economic Zone and the southern coastal economic zone span more than 44,500 hectares in total, while the city’s free-trade zone covers roughly 6,300 hectares and offers some of Vietnam’s most preferential investment policies, he elaborated.
The city plans 69 industrial parks covering 18,900 hectares and is home to 104 wharves across 50 port terminals concentrated in Lach Huyen, Dinh Vu, Cam River, and Pha Rung.
Besides, the parliament's newly-issued Resolution 226 grants Hai Phong enhanced incentives, including corporate income tax of 10% for up to 30 years in the free-trade zone, a 50% personal income tax cut for 10 years, and 10-year visa exemptions for highly skilled foreign workers. The free-trade zone will operate under a streamlined “one-stop” administrative model emphasizing post-inspection.
Earlier, at a meeting with authorities in the northern province of Hung Yen, which neighbors Hai Phong, CTP’s CEO Remon Vos said that the company plans to invest about EUR1 billion ($1.16 billion) in Vietnam in the coming years. The investment will focus on localities with potential for industrial and logistics development.
